Chimney Repair in Batavia, IL
Chimney Repair & Masonry in Batavia & the Fox Valley
From a cracked crown to a leaking flashing, small chimney problems grow fast in an Illinois winter. We fix the damage before it reaches the inside of your home.
Water Is the Enemy of Masonry
Almost every chimney repair we do traces back to water. Rain and snow find their way in through a cracked crown, a failed cap, worn mortar joints or bad flashing. Once water is inside the masonry, the freeze-thaw cycle takes over: moisture freezes, expands and breaks the brick and mortar apart a little more with every cold night.
Caught early, these are small, affordable fixes. Left alone, they turn into spalling brick, a leaning stack, interior leaks and liner damage that can cost many times more. That is why we take leaks and cracks seriously even when they look minor.
Our masons rebuild crowns, repoint mortar joints, reseal flashing and repair liners using materials made to stand up to Fox Valley weather. We explain what caused the problem so it does not simply come back next year.
What Is Included
Repairs We Handle
Crown Rebuilds
The concrete crown at the top sheds water away from the flue. We rebuild cracked or crumbling crowns so they protect the chimney again.
Tuckpointing
We grind out failed mortar joints and repoint them with fresh, color-matched mortar to lock out water and restore strength.
Flashing Repair
The flashing seals the joint where the chimney meets the roof. We reseal or replace leaking flashing to stop ceiling and attic leaks.
Liner Repair
A cracked or deteriorated liner lets heat and gases reach the structure. We repair or reline the flue to restore a safe path for smoke.

Common Questions
Frequently Asked Questions
Why is my chimney leaking water?
The most common causes are a cracked crown, a missing or failed cap, worn mortar joints and bad flashing where the chimney meets the roof. An inspection pinpoints which one is letting water in so we repair the right thing.
What is tuckpointing?
Tuckpointing is grinding out old, failed mortar between the bricks and replacing it with fresh mortar. It keeps water out and restores the strength of the masonry without rebuilding the whole chimney.
What is a chimney crown and why does it crack?
The crown is the concrete slab at the very top that sheds water away from the flue. Illinois freeze-thaw cycles crack it over time, and once cracked it funnels water straight into the masonry.
Can you stop a chimney leak for good?
Yes, when we fix the actual source and then waterproof the masonry. A repair that ignores the cause will leak again, which is why we diagnose first.
Is a leaning chimney dangerous?
It can be. A lean usually means the footing or lower masonry has failed and the structure is no longer sound. Stop using the fireplace and have it inspected right away.
How long do chimney repairs take?
A flashing reseal or small repoint can be done in a day. A full crown rebuild or extensive masonry work takes longer, and weather can affect curing time. We give you a timeline up front.
Do you match the existing brick and mortar?
Yes. We color-match mortar and source matching brick where we can so the repair blends in rather than standing out.
Should I waterproof after a repair?
We recommend it. A breathable sealant applied after the repair keeps new water out while letting the masonry dry, which protects the work you just paid for.
